When is the best time to sell your property management company? That’s a question I hear often, and while there isn’t one perfect answer, there are some clear patterns that make the timing a little easier to figure out.

Most buyers and sellers like to keep things within the same calendar year. It makes tax planning and bookkeeping cleaner and more organized. For example, if you begin the selling process in January, you give yourself enough room to close before the year ends. That way, it shows up neatly in the books without spilling into the next year.

Best season to sell. If I had to pick the smoother times, I’d say early in the year or during the summer. This gives both you and the buyer plenty of runway. If you wait until winter, though, chances are the deal will push into the following year. That might work out fine, but it also depends on whether the buyer is looking for specific tax advantages tied to the year of purchase.

That way, the transition is smoother, and the buyer sees the business at its strongest. Selling earlier, before disengagement sets in, makes everything feel less stressful.
