Peace of Mind Property Management understands that there are many reasons why our residents to have to vacate our property. Whether that reason is a lease expiring, military orders, or unfortunate circumstances all residents must provide the Landlord a written 30 day notice.

We have provided you with “Intent to Vacate” form with additional information that will be helpful for you and your move. Per your Residential Lease contract paragraph 4 states, Oral notice of termination is not sufficient under any circumstances. Time is of the essence for providing notice of termination (strict compliance with dates by which notice must be provided is required).

How do i schedule the move out survey?

We will conduct a final move-out assessment report once the property has been surrendered and keys have been turned into the Peace of Mind office. Once the assessment is complete management will compare the move-in assessment with the move-out assessment along with the inventory condition form that was returned at move-in to determine if there will be any charges against your security deposit.

Showing Instructions

Per your residential lease agreement Peace of Mind Property Management has authorization to show the property the last 30 days of your lease contract if notice has been given by the resident or owner. We will place a sign and lockbox outside of the unit and begin showing the property to prospective residents.

You do not have to be present during the showings of the property. We will use our key that will be placed in the lockbox. A lockbox is a locked container in which a key to the property will be placed. The lockbox can only be opened by a Peace of Mind representative or licensed real estate agent.

We use company named Centralized Showing Service (CSS) to notify you of all showings and to record who is showing the property and the approximate date and time they are showing. CSS will give you a courtesy call to inform you of each showing. A courtesy call means they will give you a call but if they cannot contact you, the agent will still show the property. CSS will call the phone number that you have on file in the office to notify you of the approximate time an agent will be showing the property. If you would like CSS to contact you at another number, please call us immediately so we can update our records.

Centralized Showing Service not only keeps track of who is showing the property but they all will also record any cancellation or denied appointments. There is a $75 fee for each denied, cancelled or if the property is not accessible for showings. When leaving the property please make sure the keyless deadbolt is not locked, pets are kenneled or put away, and your security system is either inactivated or we have the correct security code.

Your residential lease agreement requires you to secure your pets or remove them from the property if they are going to interfere or prohibit the showings of the property. resident may be charged a trip charge or even lose their deposit if they prevent or prohibit any showings of the property.

As a resident you have the option to remove the lockbox from the property provided you submit your request in writing and pay the Landlord fee of $500. Peace of Mind will remove the lockbox after written notice has been received and the required fee has been paid. Removing the lockbox does not remove your obligation to make the property available for showings.

Whether or not a lockbox is placed on the property the Landlord may show the property at reasonable times to prospective residents. In your residential lease contract paragraph 14 states, “resident understand that failure to allow reasonable showings as well as keeping the property “showable” during this time constitutes default of the lease, and the security deposit, in its entirety, can be forfeited for this reason”.

Please do not allow any prospective resident into your home unless they are accompanied by their real estate agent. If they do not have an agent with them please refer them to call the office to set up a time to view the property.
