The Rules Property Management Has To Follow

How the property management industry is heavily regulated.  

Are property management companies regulated? The answer is a resounding yes—the property management industry is heavily regulated. 

Most of those rules stem from fair housing and labor laws. How we talk to residents and the public has to be done in a certain way. Without getting into specific laws, the general idea is everything we do has to be fair.

However, any property management company worth its salt is also run by a Realtor. This means they have to join the Texas Association of Realtors. That allows them to use the multiple listing service, but they'll also be liable to several laws, regulations, and ethical guidelines. There are a lot of rules around our marketing from the Texas Association of Realtors and the city. 

This is why it’s essential to work with a property management company. On your own, you're still required to follow most of the guidelines, and you won’t be able to market the property well since you’re not a Realtor. Property management companies are professionals, and it’s hard to compete with professionals without help.
