Here are my thoughts on how to handle pest control in rental properties.
How do you handle pest control in your rental properties? I think it’s pretty simple: Pest control is generally the tenant’s expense. They should keep the house clean and pay for pest control.
However, sometimes tenants aren't good at following those rules. You might have extreme cases of pest control, like getting an animal out of the attic. In those situations, you might want to ask how it happened in the first place.
You might also have a property that simply gets a lot of pests. We don’t have a lot of those in San Antonio, but for example, I own a rental home that’s close to a lake. I provide pest control for that property since it’s so close to the lake and tends to have a lot more pests.
In general, I recommend you don’t get pest control for the tenant. If you have any questions, feel free to call or email me. I’d love to hear from you.
