How to Attract and Maintain Great Tenants

Having an awesome tenant stick around for years brings peace of mind.

As a rental property owner myself, one of my primary goals is to have long-term tenants who take care of my property. Here are some key strategies for keeping a great tenant:

1. Choose the right property. Select a property that appeals to families and is situated in a desirable location. Aim for a middle ground in terms of neighborhood quality—not too upscale or too budget-friendly. A three or four-bedroom house in a normal San Antonio neighborhood often attracts stable, long-term tenants who see it as a place to settle down.

2. Set a realistic rental price. It's crucial to set a fair and competitive rental price. While it's tempting to increase rent significantly every year, I prefer moderate increases that reflect market trends without alienating good tenants. This approach ensures a steady income stream while keeping tenants happy.

3. Prioritize prompt repairs and maintenance. Maintaining the property in top condition is key to tenant satisfaction. Respond quickly to repair requests and conduct regular upkeep. A well-maintained home encourages tenants to stay longer and take pride in their living space.

By following these tips, you can foster a positive landlord-tenant relationship and increase the likelihood of retaining quality tenants for years to come. If you have any questions or need further advice, feel free to call or email—we're here to help!
