The Texas Triangle Investor's Guide to Austin and San Antonio

Austin and San Antonio both make sense for investors, but the smart play in each is completely different. Here's how to buy the right rental in the right market.

We love talking about the Texas Triangle, and especially that stretch between Austin and San Antonio, because it's such a strong play for real estate right now.

But here's what a lot of investors miss: Austin and San Antonio may sit close together, yet they're driven by completely different forces. The smart way to buy a rental in each is different too. Let's break it down.

San Antonio is a military-driven market, especially on the rental side, and that shapes everything. Years ago, people used to say you should buy a home near a military base. That advice doesn't hold up the way it once did, because the homes right around the San Antonio bases are now older. You can still buy those older homes, but if you've followed our advice before, you know the risk: an older home can cost you more in repairs than you'll ever get back out of it.

So in San Antonio, pay attention to a few things: PCS season (the military's Permanent Change of Station moving cycle, which drives a lot of rental demand), the age of the home, and proximity to the bases.

Just as important, understand how the city is growing, particularly the Loop 1604 corridor, so you know where the opportunity actually is.

Austin is a tech-driven market, with the University of Texas layered on top. That means the hiring cycles of the tech sector, when companies are hiring and when they're not, are a major factor. The broader job market has slowed a bit lately, partly because of AI.

But here's the flip side: a lot of the AI growth, the companies building it and the ones deciding where the data centers go, is happening in and around Austin. So the same force cooling one part of the market is fueling another, and Austin sits right in the middle of it.

One simple rule applies to both markets. If you're buying a rental in either city, we generally recommend a slightly newer home. The exception is if you're a handyman yourself or you have a remodeling company. If you love that work, go for it. But if you don't, keep your life simple and buy newer, so you're not swamped by repairs, especially the catastrophic ones like foundation issues or a full kitchen redo that quietly eat into your profits.

Where the two markets really diverge is the remodel-and-flip play. In Austin, home prices are high enough that a buy-low, remodel, hold, and sell-high strategy is a genuine opportunity. You can buy something that needs work in one of the older subdivisions, make it beautiful, hold it for a few years, and sell it for a real gain. If you live in Austin and know that market well, that's a play worth serious consideration.

In San Antonio, the math is different. The price point simply isn't as high, so when you pour money into major repairs, you may not be able to sell it for enough to make that investment pay off.

It's not that San Antonio is a worse market. It's that the winning strategy there is different: look for newer homes, positioned near the bases and along the growth corridors, even if "near" now means a 20-minute drive. Find those locations, and you avoid the repair drag that clings to your returns.

So the takeaway is simple: know what you're getting into before you buy. In Austin, that might mean the remodel game in an older subdivision, or one of the great communities on the outskirts near the tech sector. In San Antonio, it means finding those newer homes near the bases and along the 1604 corridor, so repairs don't cut into your profit.
