Today I want to talk to you about the property condition form. It just might be the most important form in all of property management, so it’s important you know what it is and how to use it. 

A property condition form should be completed by the resident or tenant as soon as they move into the property. Basically, they go through the property and check what condition everything is in. If they see anything wrong, they simply mark it on the form. 

This is crucial because when they move out, you can compare the current condition of the property to what’s written on the form. If there are damages to the property that aren’t marked on the form, you can safely assume the tenant did the damage. This removes a lot of finger-pointing from the equation and smoothes everything out.
