Cibolo Real Estate Data You Should Know

Cibolo is a rather wealthy community between Interstates 35 and 10, sandwiched between New Braunfels and San Antonio. As of June 2022, median real estate prices in Cibolo hover around $380,000, owing to the very recent new homes and high median household income. Average rental prices range from $1,700 to $2,500, with lower prices for the small number of apartment complexes in the area.

The beautiful construction and prime location make the housing market very competitive. Additionally, construction began on a large number of the houses in the area after 2006, so many homes are rather new. The mixture of blue and white collar workers plus the open spaces and access to prominent cities without having to be in them has boosted Cibolo’s popularity.

Between 2010 and 2020, Cibolo’s population grew by almost half. New housing projects continue in the area to accommodate the influx of people.

Access to Stores, Streets, and Schools

Though tenants won’t find large amusement parks or big malls in Cibolo, the city’s proximity to others allows more land for homes instead. Instead, nature parks, local restaurants, and a few amenity stores, like Wal-Mart and Tractor Supply, speckle around the area. The city also has commercial entertainment, including Santikos Entertainment Cibolo and the lovely Sip Wine Garden bar.

To reach more popular malls and attractions, tenants would need to drive a bit more. However, many popular stops, like zoos and sports parks, are within 12 miles of the city.

Cibolo is part of the Schertz-Cibolo-Universal City Independent School District, and they have a large number of private pre-kindergarten schools. Elementary and middle school test scores increase above the average for the area, especially at Watts Elementary. High schools like Byron P Steele II High School are rated highly in college readiness with additional tutoring.

Most streets do not have a lot of traffic, with easy access to local shops, schools, and major stores. However, the city will begin construction to expand Cibolo Valley Dr. on August 1, 2022. They anticipate completion around Spring 2023 with construction segments to reduce traffic near schools.

Because of their detailed plans, while homeowners and tenants will likely experience increased traffic, the roads may not become overly congested. The city is smaller than many of its neighbors, with a population of about 33,000 as of 2020. There are also many backroads and routes, allowing for alternative travel.

Travel Ease in Cibolo

Because of the wide open spaces and suburban construction, Cibolo experiences very little traffic. Most traffic appears around the nearby interstates as they enter San Antonio. Otherwise, many tenants would likely take Cibolo Valley Dr, one of the main roads to get to places within the city.

Cibolo Valley Dr bisects the northern half of the city. It connects to Route 1103, which runs beside and through open spaces and farmlands. Other major roads, like Bentwood Ranch Dr, Deer Creek Blvd, and Green Valley Rd, allow for contact with neighboring cities and ease traffic to different communities.

With access to two different interstates, Cibolo commuters have choices on how to get to work. Several internal routes and roads also allow them to reach Interstate 410 within 15 miles. However, they need to be mindful of the distance, especially if they live in the more remote areas of the city.
