While it's tempting to increase rent significantly every year, I prefer moderate increases that reflect market trends without alienating good tenants. This approach ensures a steady income stream while keeping tenants happy.

3. Prioritize prompt repairs and maintenance. Maintaining the property in top condition is key to tenant satisfaction. Respond quickly to repair requests and conduct regular upkeep. A well-maintained home encourages tenants to stay longer and take pride in their living space.
